Why Pipes Burst in Harare

Pipes burst here for reasons that don’t apply in other cities. Here is what we see most.

Old Galvanised Steel Pipes

Many Harare homes built before 1985 still have original galvanised steel pipes. After 40+ years, the inside rusts, narrows, and weakens. One day it splits. If your house is from the 60s, 70s, or 80s and you haven’t repiped, this is your most likely cause. Common in: Avondale, Highlands, Mount Pleasant, Greendale, Newlands, Belvedere, parts of Borrowdale.

Ground Movement (Black Cotton Soil)

A lot of Harare sits on black cotton soil. It swells when wet and shrinks when dry. This pulls pipes apart at the joints. We see this most in late winter and early summer.

Council Pressure Surges

ZINWA and Harare City pressure goes from zero to high quickly when water comes back after a cut. The sudden surge pops weak joints and old pipes.

Borehole Pressure Issues

If your borehole pump has no pressure switch or the switch is faulty, pressure can spike high and damage pipes. We see this often in suburbs heavily reliant on boreholes.

Tree Roots

Jacaranda, msasa, and gum tree roots seek out water lines and crush them. Old clay or concrete pipes are the worst affected. PVC and HDPE are stronger but not immune.

Cold Snaps and Temperature Swings

Harare’s June and July nights can be 5°C and the days 25°C. That swing stresses metal pipes and rigid fittings. Cracks form, then burst.

Cheap Fittings From Past Repairs

Some leaks are from past plumbing work using low-grade fittings. We see this often. Quality fittings cost slightly more upfront and last decades longer.

Bathroom Installation FAQ

How long does a bathroom installation take?

A full bathroom renovation takes 10 to 14 days for a standard family bathroom. A simple fittings swap can be done in a day. A premium master en-suite with imported fittings can take 14 to 21 days. We give you an exact timeline in the quote.

Do I need to be home during the work?

You don’t need to be home every day. We need access in the morning and afternoon, but the crew works on its own once started. For families, we recommend keeping one bathroom working at all times by staging the work.

Can I buy my own fittings?

Yes. Many clients prefer to buy from Bathline Zimbabwe, Halsteds, Builders Express, or directly from a supplier. We give you a spec list of what to buy. We can also supply everything ourselves at trade pricing.

What if I don’t know what I want yet?

Start with a free site visit. We will look at the space, talk through your needs, and suggest options. We can recommend a designer if you want a 3D layout before deciding.

Do you handle tiling and electrical?

We coordinate trusted tilers and electricians as part of the project. The tiling, painting, and electrical work is billed separately on the quote so you can see exactly what each trade costs. You can also use your own people if you prefer.

Will my old galvanised pipes be a problem?

Often yes. If your house is from before 1985, the existing pipes may be at the end of their life. We always pressure-test the existing system. If we recommend repiping the bathroom section, we tell you why and quote it transparently.

Can you connect a new bathroom to my septic tank or borehole?

Yes. We connect new bathrooms to council sewer, septic tanks, or French drains depending on your property. We also tie new bathrooms into JoJo tanks, boreholes, and pressure pumps for full backup during water cuts.

Ready to Start Your Bathroom?

Whether you’re building new, renovating, or just replacing a tired toilet, the first step is the same: a free site visit and an honest quote.

No pressure. No hard sell. Just a clear price and a clear timeline.
